One thing I tell buyers relocating to Southeast Georgia all the time:
Don't choose a house before you understand the area you're buying into.
Drive 30–60 minutes around Southeast Georgia and the real estate market can look completely different.
I work throughout Bulloch, Effingham, Chatham, Bryan, Tattnall and surrounding Southeast Georgia counties, and right now those differences are especially important for both buyers and sellers.
Here’s what the latest 2026 housing data is telling us.
Bulloch County: Statesboro, Brooklet & Surrounding Areas
Bulloch County continues to offer buyers a different price point from many communities closer to Savannah, but buyers also have significantly more choices.
Georgia MLS reported 365 active residential listings in the Statesboro Association market in August 2026—37.7% more than August 2025. The median sales price was $316,950, up 1.6% year over year.
For sellers, that inventory increase matters. Your home isn't just competing with the house down the street anymore. Buyers can compare more properties, incentives and new construction options before making a decision.
For buyers searching homes for sale in Statesboro GA, Brooklet GA real estate or Bulloch County homes, more selection can also create opportunities to negotiate terms—not just price.
Effingham County: Guyton, Rincon & Springfield
Move toward Guyton, Rincon and Springfield, and the numbers change.
Redfin's three-month data through August shows an Effingham County median sale price of approximately $330,295, down 1.8% year over year. Homes were taking about 80 days to sell, compared with 55 days a year earlier.
Here's another number I find interesting: the average sale-to-list ratio was 97.5%, and approximately 24.6% of listings had experienced a price drop.
That doesn't mean every seller needs to discount their home. It means buyers are paying attention to value.
For sellers in Effingham County real estate, presentation, pricing, condition and incentives all matter. For buyers looking at homes for sale in Guyton GA, Rincon GA or Springfield GA, there may be room to structure a stronger overall deal depending on the property.
Chatham County: Savannah, Pooler & Surrounding Communities
Chatham County is another completely different conversation.
Redfin reports a median sale price of approximately $348,833 for the three months ending August 2026, down 3.1% year over year. Homes averaged about 74 days on market, compared with 66 days the year before.
The average sale-to-list ratio was 97.5%, while roughly 24.2% of listings showed price reductions.
Zillow's data adds another interesting piece: as of July, approximately 63.9% of Chatham County sales closed below their final list price.
For someone searching Savannah GA real estate, homes for sale in Pooler GA or Chatham County homes, those numbers are a reminder that asking price and final negotiated deal can be two very different things.
And for sellers? Marketing and positioning matter tremendously when buyers have alternatives.
Bryan County: Richmond Hill & Beyond
Bryan County stands out from several of its neighbors.
Redfin reports a median sale price of approximately $423,582 during the three months ending August 2026—up 6.7% year over year. Homes averaged 74 days on market, nine days faster than the same period a year earlier.
Its sale-to-list ratio was also approximately 98.4%.
This is exactly why I don't like broad statements such as “the Southeast Georgia market is down” or “everything is becoming a buyer's market.”
That's simply too broad.
Someone looking at Richmond Hill GA homes for sale or Bryan County real estate is shopping in a market with different pricing and recent trends than someone looking in Statesboro or Guyton.
Tattnall County: More Rural Options & Different Price Points
Go farther into Southeast Georgia and markets become smaller, which means individual sales can have a much bigger effect on monthly statistics.
In Tattnall County, Redfin reports a three-month median sale price of approximately $176,908, down 10.2% year over year. Homes averaged 53 days on market.
The sale-to-list ratio was approximately 96.9%.
If you're searching for Tattnall County real estate, land for sale in Southeast Georgia, acreage or homes around Cobbtown, don't compare those properties directly with Savannah or Richmond Hill.
Land, acreage, property condition, utilities, access and location can become much bigger pieces of the valuation conversation in these markets.
What About Swainsboro & Emanuel County?
Emanuel County is a perfect example of why small-market statistics need context.
Only five homes were reported sold in August in Redfin's dataset, and its three-month median price was approximately $114,616. With such a small number of transactions, a handful of unusual sales can dramatically move percentages from one year to another.
So if you're researching Swainsboro GA real estate, Emanuel County homes or land for sale in Swainsboro, I would put much more weight on recent comparable properties that truly resemble the property you're buying or selling than on one dramatic countywide percentage.
Local context matters.
So, Where Should You Buy in Southeast Georgia?
There isn't one answer—and that's actually one of the things I love about this part of Georgia.
A buyer might start by searching homes near Savannah and discover that what they really want is more space farther out.
Someone else may prefer Richmond Hill.
Another family may find that Guyton, Rincon or Springfield makes sense for their lifestyle.
And another buyer may decide that Statesboro, Brooklet or a more rural Southeast Georgia community gives them what they're looking for.
The numbers help us narrow the search.
Your lifestyle, budget, commute, financing and long-term plans help us choose the right location.
Sellers: Your Competition May Be Bigger Than Your Neighborhood
This is equally important if you're thinking about selling a home in Southeast Georgia.
Georgia MLS reported 42,476 active residential listings across its membership in August 2026, up 6.6% from August 2025, while the median sales price was down 0.9%.
Buyers have choices.
That's why my listing strategy isn't simply:
Put it online. Wait. Reduce the price.
I want to understand who the likely buyer is, what else they're considering, how your home compares, what financing or seller concessions could help, and how we're going to make the property stand out.
Sometimes price needs adjusting.
Sometimes price isn't the real problem at all.
