If you’ve been watching the Statesboro, GA real estate market, you may have noticed something lately: there are a LOT more homes for sale.

And yes, mortgage rates are still making buyers think twice.

But here's what I want both buyers and sellers to understand: this isn't necessarily bad news. It's a different market—and different markets require different strategies.

What's Happening in Statesboro Right Now?

According to Georgia MLS, the Statesboro market had 365 active residential listings in August 2026, compared with 265 during August 2025.

That's a 37.7% increase in active inventory.

New listings were also up 18.9% year over year, while the number of homes sold declined 12.1%.

But here's the interesting part: prices didn't collapse.

The median sales price was $316,950, up 1.6% from August 2025.

That tells us something important: we're seeing more competition between sellers, but we're not simply seeing home values disappear.

Buyers: Your Superpower Right Now Is Negotiation

Mortgage rates are certainly part of the conversation. Freddie Mac reported the average 30-year fixed mortgage at 7.03% as of September 24, 2026.

But buyers shouldn't look at interest rates in isolation.

More inventory means you may have something buyers haven't had much of during the past several years:

Options.

And options can create negotiating power.

Depending on the property and seller, that could mean negotiating for seller-paid closing costs, mortgage rate buydowns, repairs, appliances, flexible closing dates or other terms that can sometimes matter just as much as negotiating the purchase price.

Not every seller will negotiate, and every transaction is different. That's why I encourage my buyers to look at the entire deal, not just the number on the listing.

Sellers: Another Price Reduction Isn't Always the Answer

This is where strategy becomes incredibly important.

Georgia's statewide numbers tell a similar story. In August, inventory increased 3%, days on market increased 7%, and Georgia reached 5.1 months of housing inventory. Meanwhile, the statewide median sales price was still up approximately 1% year over year.

So when a home isn't moving, my first question isn't automatically:

"How much should we reduce the price?"

I want to know why buyers aren't choosing it.

Is the photography creating enough interest?

How does the home compare with its direct competition?

Are buyers finding better incentives somewhere else?

Would closing-cost assistance or a rate buydown create more value than another price reduction?

Are we marketing the lifestyle and location—or simply advertising bedrooms, bathrooms and square footage?

And are we actively putting the property in front of buyers and agents instead of waiting for someone to find it online?

Price matters. But positioning matters too.

Is It a Buyer's Market in Statesboro, GA?

I wouldn't reduce today's market to one simple label.

We're seeing more inventory and buyers have more choices, but local prices have remained relatively resilient.

Nationally, the same shift is happening. The National Association of REALTORS® reported 1.62 million homes available for sale in August, up 5.9% from a year earlier, representing 4.9 months of supply. Yet the national median existing-home price still increased 1.6% year over year.

Real estate is also hyperlocal. What's happening with a new construction community in Statesboro can be very different from a resale property in Brooklet, Guyton, Rincon, Pooler or Savannah.

That's why your strategy should start with the specific property, neighborhood and price range—not a national headline.
